A fire in 2006 severely damaged the building, leaving only the listed façade supported by a temporary retention system. After reviewing the proposed open-plan layouts and assessing robustness, the team recommended a new internal steel frame.
They designed the structure with suspended JJI timber floors to meet layout and performance requirements. The façade’s existing geometry and the open-plan design failed to comply with disproportionate collapse regulations. To address this, engineers placed slender RHS columns around the perimeter to carry gravity loads from the frame.
