The Seed

Narro worked with Kirsty Maguire Architect on The Seed development. Originally a 19th-century farmhouse, the site featured a single-storey stone structure with two wings surrounding a courtyard. Nearly all materials from the original building were repurposed, ensuring minimal waste. To further reduce environmental impact, the new home was designed for easy deconstruction, allowing elements to be removed and reused at the end of their lifespan.

Minimising Carbon and Maximising Efficiency

A key challenge was reducing embodied carbon while maintaining a robust structure. The foundation uses steel screw piles, which eliminate the need for concrete and preserve the root systems of surrounding mature trees. The timber frame, insulated with recycled paper and timber boards, enhances thermal performance while significantly cutting embodied carbon compared to standard builds.

Material Choices

The roof and rainwater goods are crafted from recyclable zinc, ensuring durability and future reuse. Inside, timber and clay plasters on fermacell boards create a healthy, breathable living space. The system collects rainwater in recycled whisky barrels, which support garden irrigation and reduce reliance on mains water. Space heating needs are minimal and efficiently met by an air source heat pump.

Community and Comfort

Designed for two families, the house balances communal and private spaces. A vaulted roof enhances the sense of openness, while a large oak-glazed frame allows uninterrupted countryside views and floods the interior with natural light. The designers lined the heart of the home with timber, creating an inviting atmosphere, while the separate living areas showcase distinct personalities.

By combining cutting-edge engineering with sensitive architectural design, The Seed sets a new standard for shared, low-energy living. It exemplifies how construction can embrace sustainability while fostering a vibrant and connected lifestyle.
