Delivered in collaboration with O’Donnell Brown architects, the £2 million project involved extensive refurbishment and the addition of two new extensions.
The existing building had previously been extended in the late 1990s/early 2000s, resulting in inconsistencies in materials and construction methods. These discrepancies created structural challenges, requiring sensitive and precise interventions to the original masonry to ensure cohesion across the building fabric.
Internally, the main hall was reconfigured to support a flexible performance space, incorporating retractable bleacher seating. The original floor structure was not designed to accommodate the concentrated loads imposed by modern seating systems. The team reinforced the floor within a limited structural depth to meet current standards without compromising headroom or budget.
A new entrance was created using a Glulam and timber-framed colonnade, offering improved accessibility and shelter. The detailing was carefully aligned with the existing window pattern and new cladding, which also enhanced the building’s thermal performance.
The second extension introduced a multi-purpose space with movable partitions, a rehearsal room, changing facilities, and additional toilets. This layout allows for concurrent performances or backstage preparation without disrupting activity in the main hall.
Ground conditions presented further complexity. The site’s soft, reworked soil required a robust foundation strategy. A trench fill system was selected to reach stable bearing strata safely and efficiently. Precast concrete beam and block flooring was used to accelerate construction, enabling rapid installation and avoiding delays associated with concrete curing.
Working within an existing and heavily modified structure brought additional challenges, including navigating legacy services and irregular layouts.
Budget constraints were managed through regular cost reviews, with additional funding secured to support evolving project needs, including the development of a new car park to the north of the site.

The client team played a crucial role throughout, offering consistent support and driving the project forward despite the challenges.
