The primary engineering challenge centred on forming a large opening between the existing kitchen and living room to create a unified, open-plan space.
The original layout featured two separate rooms and a fragmented plan due to previous alterations. The client’s vision for a wide opening exceeded what the building’s structure could safely accommodate. Our engineering team worked closely with the architect to rationalise the design, ensuring structural integrity while maximising spatial impact.
We specified and installed a bespoke steel solution to support the new configuration. This included a substantial steel plate integrated into the floor to distribute loads effectively and maintain strength across the altered span. Additionally, we implemented detailed strengthening measures to the existing timber joists, which were essential given the age and condition of the building.
The structural intervention required careful coordination with conservation requirements. As the property is listed, all works had to respect the historic fabric while delivering modern performance. Our team ensured that the steelwork and joist reinforcements were discreetly integrated, preserving the apartment’s character.
