Project overview

The John O’Groats Mill refurbishment project aimed to restore a derelict watermill into a vibrant heritage and visitor centre.

The project combined conservation, structural ingenuity, and community ambition.

Before work began, the mill was in a state of significant disrepair. The structure had deteriorated over decades, with failing roofs, damaged stonework, and obsolete internal features. The community sought to preserve its historical character while introducing new functions, including a museum and educational space.

The structural engineering strategy focused on retaining as much of the original fabric as possible. All stone walls were repaired using traditional methods, including lime mortar repointing. The roofs were rebuilt, and new chimneys were installed over the kiln area. Cast iron elements were carefully restored, particularly around the kiln floor, which once acted as a hot plate for grain processing.

The majority of the structure was left in situ. Above, engineers introduced a new steel frame and wire mesh floor. This allows the space to be used safely while preserving the potential for future grain processing, as envisioned by the client.

The extension, a single-storey structure with a green roof, was designed to blend into the landscape. It houses the new visitor centre and is discreetly embedded into the sloping site near the river. The green roof enhances sustainability and reduces visual impact.

Challenges included the remote location at Scotland’s northernmost point and the steep terrain adjacent to the river. Coordination between design teams was essential. Steel web joists were used to accommodate cable trays and services without compromising headroom.

The project, which began in 2018 and completed in 2025, is a great example of sensitive structural refurbishment. It balances heritage conservation with modern functionality, ensuring the mill’s legacy continues for generations.
