The retrofit of the building was done to EnerPHit aspirational standards, utilising a fabric first approach.
The original curtain-wall elevations were replaced with composite JJI and CLT wall panels. The CLT was manufactured using locally sourced, Scottish timber, with panels fabricated in BE-ST’s own manufacturing facility. To accommodate the increased wall build-up, the building foundations were widened.
The new wall panels provided additional stability to the front elevation of the building and were tied back to the existing steel frame superstructure using bespoke steel angle brackets.
The existing roof structure was strengthened to allow for the installation of PVT panels. These operate in conjunction with ground and air source heat pumps to provide net-zero heating for the office. The system, designed by NIBE, is the first of its kind in the UK.
