This initiative emerged from the community’s purchase of the island, intending to enhance the existing hub which housed the island shop, ferry terminal, café, bike rental, and post office. Originally constructed in the early 2000s, the building required expansion to better serve the growing number of tourists and the local community.
The project aimed to extend the building’s footprint and improve the facilities to accommodate increased tourism and provide better services for the community. This expansion included external landscaping and the creation of separate toilet and shower facilities for campers and bikers. The goal was to nearly double the existing building’s size, thereby offering more opportunities for generating income for the local community.
The engineering challenges of the project were significant due to its location on the waterfront and the high rock formations of the site. Drainage works were essential to manage the water flow effectively. The logistical challenges were compounded by the island’s remote location, with limited ferry services only twice a day during summer. The contractor had to meticulously organise the delivery of materials well in advance, considering the unpredictable weather conditions that often delayed transportation.
The construction predominantly utilised timber frames to simplify the transportation and handling of materials. The team minimised the use of steel or concrete due to the logistical challenges of bringing large quantities to the island. Timber was the primary material, with other elements sparingly used to maintain efficiency and ease of construction.
An important engineering consideration was the thermal efficiency of the building. Given the island’s reliance on self-generated electricity, it was crucial to design an envelope that retained heat effectively. This approach ensured that the building was energy efficient, addressing the strict limits on available electricity.
The project was secured through a competition with WT Architects, leveraging the firm’s extensive experience in community enterprise projects. Their proven track record in similar undertakings contributed to their selection for this significant community development on the Isle of Eigg.
The An Laimhrig project was a complex yet rewarding endeavour that addressed both the logistical challenges of its remote location and the need for enhanced community facilities. The focus on using locally manageable materials and ensuring thermal efficiency underscores the project’s commitment to sustainability and community welfare.
